We are actively investing in Multifamily, Industrial and storage units based on following criteria.

Credit deals
  • Commercial and Residential Properties

  • SFR (1-4 units, Condo) Preferred (Residential)

  • Multifamily, Industrial, Self Storage Preferred (Commercial)

  • $250,000 - $1,500,000 per property

  • 6-24 month loan term (extensions possible)

  • First Trust Deed (collateralize by subject property)

  • Acquisition, Refinance, New Construction, Renovation

  • 7-9% interest rate (interest only)

  • Up to 65% LTV

  • California properties

  • 10-15 business days to fund

  • Non Recourse

  • Zero prepayment penalty after 90 days

Equity deals
Opportunity Zone Deals
  • Preference for West Coast Opportunity Zone locations

  • Ground Up Development or Substantial Rehab Qualifying Opportunities

  • LP and Co-GP Equity ($1-$3M preferred equity investment per deal)

  • Multifamily, retail, industrial, hotel, and self storage preferred property types

Non-Opportunity Zone Deals
  • Preference for primary and secondary markets nationally

  • Ground-Up Development, Value-Add, Core-Plus, and Core investment strategy

  • LP, Co-GP, and 100% Equity ($1-$3M preferred equity investment per deal)

  • Multifamily, retail, industrial, hotel, and self storage preferred property types
